What is ZAFARA PLAZZA?
A complex of 48,000 m² built on a 13,498 m² site, under construction in Ouaga 2000. It holds the corner of two avenues in an L, opposite the National Heroes Monument and its roundabout. The residential levels are shaded by timber brise-soleil; above them, the tower steps its white volumes back and forth, carried on deep cantilevers. The roofs take planting and photovoltaic panels. The part being marketed comprises six buildings and 312 units for sale: 75 T3 and T4 apartments across blocks A, B, C and D, 18 apartments in the serviced-apartment building (bldg. E), 44 ground-floor shops, and 175 units in the 5-star hotel, housed in a 20-storey tower rising to 83 m above its panoramic restaurant and its office floors (bldg. H). Add to that a 400-seat multipurpose hall and 3,375 m² of green space — 25% of the site. The complex is fitted with a backup power supply. Building S, the future SONATUR head office, is not marketed.

Where is ZAFARA PLAZZA?
In Ouaga 2000, Ouagadougou, opposite the National Heroes Monument. Ouaga 2000 is the administrative and diplomatic district of the capital: ministries, embassies, corporate head offices. At street level, the shops follow one another from one end of the complex to the other, between the pavement palms and the terraces. The two entrances are told apart at a glance: the hotel one, where a golden fan-shaped sculpture marks the drop-off on the artist impressions; the residential one, whose porch is worked in geometric relief. Building S, recognisable by its vertical bays of pale stone and its wide roof overhang, will house the head office of SONATUR, the project partner.

Is the complex already built?
No. Construction is under way and the property is sold off-plan today, under the VEFA framework. In practice: you reserve before completion, your payments follow actual construction progress, and the contract sets out every stage through to handover. Project images are artist impressions; the specification delivered is set out in the descriptive schedule. At the sales office you go through the drawings and the schedule, property by property. This is also when the choice is widest: you pick your building, your floor and your aspect. An advisor follows you from the first appointment to delivery, whether you are in Ouagadougou or abroad.

How does the 10% net yield per year, guaranteed for 10 years, work?
You buy a unit in the serviced-apartment building (bldg. E) or in the 5-star hotel (bldg. H) and entrust its operation to ZAFARA PLAZZA SA under a management mandate. The operator markets the unit, welcomes guests, maintains the property, and pays you 10% net a year for 10 years. Building E and building H follow the same rule. The rate, its duration, its scope and the payment schedule are written into your contract in black and white, and your advisor goes through it with you before signature.

Which properties does the 10% net yield apply to?
The hotel units in buildings E and H: the 18 apartments of the serviced-apartment building and the 175 units of the 5-star hotel, run by ZAFARA PLAZZA SA under the management mandate. That is the exact scope of the 10% net a year guaranteed for 10 years. The 75 apartments in buildings A to D are homes you receive finished, floor to ceiling: pale wood underfoot, veined marble on the worktops and the basins, light run in a cove around the rooms. Live in them, let them yourself, or hand us the rental management. The 44 shops are commercial addresses, run however you see fit. In all three cases the property is yours outright. Only the operation differs.

When will my property be delivered?
12 months for the apartments in buildings A to D. For the serviced apartments (bldg. E) and the 5-star hotel (bldg. H), 36 months — the time it takes to raise a 20-storey, 83 m tower. Both periods run from the signature of your contract, which sets the milestones.

Who handles letting and maintenance?
It depends on the property, and each case is set out in the contract. Hotel units (bldgs. E and H): ZAFARA PLAZZA SA handles everything — putting the property into operation, welcoming guests, housekeeping, maintenance, paperwork — and pays your income across; you have no listing to publish and no repair to arrange. Apartments (bldgs. A to D): you decide. Live in it, let it yourself, or hand us the rental management. Shops: the same freedom — run your own business there, hand us the management, or find your tenant and manage it yourself. The common parts, for their part, are held by the complex’s own services: access control and 24/7 CCTV, on-site guarding, concierge.

What if the hotel is not full?
Your income does not move. That is exactly what “guaranteed” means: on the hotel units in buildings E and H, the payment does not depend on the occupancy of one particular room or apartment. The operating risk sits with ZAFARA PLAZZA SA, under the terms set out in the contract. The operator holds the whole thing under a single mandate: the 175 units of the 5-star hotel and the 18 serviced apartments. And the tower does not live on its rooms alone: below the hotel floors sit the conference centre, the office floors and the panoramic restaurant.

What exactly is for sale?
312 units, in three types of property. Residential: 75 T3 and T4 apartments, from 114 to 214 m², across blocks A, B, C and D, on levels R+1 to R+6. They are handed over finished: the kitchen is installed and open to the living room, its appliances supplied — gas hob, extractor hood, integrated fridge, oven and dishwasher —, the bathroom fitted, the floors and walls laid, domestic hot water provided; fitted wardrobes and built-in storage are included. At street level: gardens, shops, secure parking and the garden pool under its shade canopies. That pool is private: reserved for residents, closed to the public. In a complex that takes in a hotel, offices, 44 shops and a 400-seat hall, it stays among neighbours. The complex also has a gym; the buildings are served by lifts. Hotel: the 18 T3 and T4 apartments of the serviced-apartment building (bldg. E), with hotel services; the rooftop infinity pool, on R+7, is part of the hotel operation; and the 175 units of the 5-star hotel (bldg. H) — standard rooms, junior suites and one presidential suite, from R+8 to R+20, above the panoramic restaurant (R+7), the office floors (R+4 to R+6) and the conference centre (R+1 to R+3). Retail: 44 shops, 34 at the foot of buildings A to D and 10 beneath the serviced-apartment building (bldg. E).

Apartment, hotel unit or shop: what is each one for?
Each one answers a different plan. The apartment (bldgs. A to D) is a family home of 114 to 214 m², T3 or T4, handed over finished: bathrooms in veined marble where the shower opens at floor level behind a glass screen, air conditioning in every room, fibre optic, a video entryphone, enhanced sound insulation, water treated and pressure-boosted so the pressure holds steady on every floor. And the complex has a backup power supply: in Ouagadougou, that question comes before all the others. Your advisor will set out its scope at the sales office. The renderings, for their part, show walls dressed in light beige fabric, upholstered headboards and blackout curtains on a track: project images are artist impressions; the specification delivered is set out in the descriptive schedule. The complex faces the National Heroes Monument; the aspect itself is chosen on the drawings, with your advisor. Delivered in 12 months. The home is yours: live in it, settle your family there, let it yourself, or hand us the rental management. The hotel unit (bldgs. E and H) is a share of a working 5-star hotel, with what that implies behind it: the reception lobby, marble underfoot and stone on the walls, housekeeping, 24/7 security, concierge, room service. The serviced apartments occupy building E; the hotel occupies the tower, from R+8 to R+20. Operation is handled by ZAFARA PLAZZA SA: 10% net a year guaranteed for 10 years, without you having to look after it. Delivered in 36 months. The shop opens at street level in a complex that is lived in: hotel, offices, 75 homes, a 400-seat hall. Tell your advisor what you are after and they will point you to it.

Are the retail units a good investment?
Your customers live upstairs. The 44 shops sit at street level: 34 at the foot of buildings A to D, 10 beneath the serviced-apartment building (bldg. E). Above and around them: 75 apartments, 18 serviced apartments, a 175-unit 5-star hotel, office floors, a conference centre and a 400-seat multipurpose hall, served by 324 parking spaces. The footfall is therefore produced by the complex itself: the floors above, the offices, the meeting rooms, the terraces of the retail street. A shop lends itself to three uses, all of them open: run your own business there — retail, dining, grooming and beauty, professional services; hand us the rental management, and ZAFARA PLAZZA takes care of everything; or find your tenant and manage it yourself.

Can I use the property myself?
Yes for an apartment in buildings A to D: it is your home. Live in it, house your family, let it, hand us the rental management or not. Yes for a shop: you can run your own business there. The hotel units in buildings E and H are run by ZAFARA PLAZZA SA; the terms for personal use are set out in your contract, and your advisor will go through them with you before signature.

Do I really own the property?
Yes, outright — and it is identical for all three types of property. Apartment, hotel unit or shop: you receive a land title and a title deed in your name. You can pass the property on to your children, resell it when you decide to, or pledge it as security with your bank. Only the operation differs from one property to another. The sale is made off-plan under VEFA, with a contract that sets out every stage through to delivery. ZAFARA PLAZZA is led by the Reliance West Africa group with SONATUR, the national land development company.

How much does a property cost?
Prices are shared at your appointment, property by property. They vary with the building, the floor area, the level and the aspect: a T3 on the first level and a 214 m² T4 on the top one do not sit at the same place on the grid. You leave the meeting with the day’s availability, the drawing of the property you have your eye on, and the VEFA payment schedule.
