ZAFARA PLAZZA is going up in Ouaga 2000. The complex forms an L on the corner of two avenues and faces the National Heroes Monument, at the centre of its roundabout. 48,000 m² built on a 13,498 m² site: 312 units for sale across six buildings — 75 apartments, 18 serviced apartments, 44 retail units and 175 hotel units. The 20-storey, 83 m tower stacks white volumes off-centre, with bold cantilevers and ribbon balconies; it holds offices, a panoramic restaurant and a 5-star hotel. SONATUR will move its head office into a building of its own, which is not offered for sale.

You buy off plan, under the VEFA framework, and you pay as the work advances. In all three products you own the property outright: land title and title deed in your name. The asset joins your estate — you can sell it on, pass it to your heirs, or pledge it as security with your bank. Only the way it is run changes. The 75 apartments in buildings A to D are delivered finished and equipped: kitchen and appliances included, air conditioning in every room, fibre optic in every apartment. The complex has a backup power supply. Live there, let them yourself, or hand us the rental management. The hotel units in buildings E and H are run by ZAFARA PLAZZA SA under a management mandate and pay 10% net per year, guaranteed for ten years. The 44 retail units work three ways: your own business, our rental management, or your own tenant. Delivery: 12 months for buildings A to D, 36 months for E and H. Choose what you buy

Three products, one and the same ownership: the land title and the title deed are drawn up in your name. What you buy can be sold on, passed down, pledged as security. You own the property outright in all three cases. Only the way it is run changes.

Axis 01 — Hotel unit (bldgs. E and H)

You own a share of a working 5-star hotel

  • Building H: 175 units — standard rooms, junior suites, a presidential suite — from the 8th to the 20th floor, above a panoramic restaurant, office floors and a conference centre. Guests arrive under a shaped canopy lit from below, then cross a lobby with a green marble floor, veined beige stone walls and a ceiling of radiating wood slats
  • Building E: 18 serviced apartments, T3 and T4, fitted out like the apartments in buildings A to D. Housekeeping, 24/7 security, concierge, room service. On the 7th floor, the oval rooftop infinity pool reaches out on a cantilever
  • 10% net per year, guaranteed for 10 years, on the units in buildings E and H. ZAFARA PLAZZA SA runs them under the management mandate: occupancy, housekeeping, maintenance, the swing of the seasons — all of it sits with the operator. Delivered within 36 months

Axis 02 — Residential unit (bldgs. A to D)

An apartment of 114 to 214 m², pale wood and veined marble

  • 75 apartments, T3 and T4 layouts, on levels 1 to 6: air conditioning in every room, fibre optic in every apartment. In the living rooms: wide-plank pale wood flooring, a dropped ceiling with a perimeter light cove and recessed spots, floor-to-ceiling glazing opening onto the balcony. The kitchens are fitted and open to the living room, appliances included — wood veneer fronts, a white veined marble worktop and splashback, a built-in gas hob, an integrated extractor hood, an oven, a dishwasher and a full-height fridge
  • In the bedrooms: a dressing room and fitted storage, enhanced acoustic insulation, and — as the renderings show them — an upholstered headboard with adjustable reading lights and built-in controls, blackout curtains and a sheer layer on a track. In the bathrooms: a double veined marble vanity on a wood unit, a walk-in shower behind a glass screen, a rain head and a handset, large-format tiling on floor and walls; the backlit mirror is the one in the renderings. Domestic hot water, water treatment and booster pumps: pressure stays constant on every floor
  • The complex has a backup power supply: it does not depend on the grid alone. Access control and 24/7 video surveillance, on-site security and concierge, a video entryphone in every apartment. A gym and lifts. The garden pool is private: closed to the public, it stays between residents — in a complex that also holds a hotel, offices, 44 shops and a 400-seat hall, that counts. An entrance porch with a raised geometric pattern, a garden planted with palms, sun loungers and white petal-shaped shade canopies around the pool, secure parking, shops a few steps away. Axis 03 — Retail space

A shop under the canopy, at the foot of a complex that lives all day

  • 44 ground-floor units: 34 under buildings A to D, 10 under building E. They run without a break along the street, beneath a continuous canopy, between lines of palms and café terraces
  • Three uses, all open: run your own business there (fashion, food, hairdressing, cosmetics, services), hand us the rental management, or find your tenant and manage it yourself
  • Past your door: residents coming home, hotel guests heading out, office staff at midday and the audience of the 400-seat auditorium in the evening. That footfall is not something to wait for, it is built into the project

The 10% net annual yield runs over ten years and applies to the hotel units in buildings E and H, under the management mandate held by ZAFARA PLAZZA SA. In all three products, the sale conveys full ownership: land title and title deed in your name. The ground floor stays busy from morning to night, and 324 parking spaces absorb the arrivals, around 270 of them outside the SONATUR allocation. You are not waiting for a district to fill up: the complex generates its own footfall.

An income that arrives without you lifting a finger

On the hotel units in buildings E and H, you sign a management mandate with ZAFARA PLAZZA SA: it runs the operation, you collect 10% net per year, guaranteed for ten years. And the complex rests on four activities — homes, offices, shops, a hotel — that do not slow down at the same time.

A land title, and SONATUR for a neighbour

Your purchase ends with a land title and a title deed drawn up in your name: yours to use as you see fit, to let, to sell on, to pass down. The project is led by the Reliance West Africa group with SONATUR, the national land development company, which will set up its head office here: a 6,100 m² building on seven upper floors, with a façade of vertical pale stone bays, a deep roof overhang and a forecourt with a flagpole. It is not offered for sale. SONATUR is not merely backing the project: it is moving in.

25% of the site will be green

The project sets aside 3,375 m² of gardens on the 13,498 m² site. On the roofs of the blocks: photovoltaic panels and planted terraces. On the residential façades, timber brise-soleil filter the light before it comes in. Once the complex is delivered, you will have shade downstairs from your door.

The site is there to see, and you pay at its pace

The complex is under construction: there is something to come and see, and to see again at every stage. The VEFA off-plan framework spreads your payments across actual construction progress. One contract, one contact at the sales office, and delivery times that run from your signature: 12 months for the apartments in buildings A to D, 36 months for the serviced apartments (bldg. E) and the hotel (bldg. H).

What the project is, what outright ownership covers, what you find inside the apartments, and how the guaranteed yield on the hotel units works.

  • What is ZAFARA PLAZZA?

    A complex of 48,000 m² built on a 13,498 m² site, under construction in Ouaga 2000. It holds the corner of two avenues in an L, opposite the National Heroes Monument and its roundabout. The residential levels are shaded by timber brise-soleil; above them, the tower steps its white volumes back and forth, carried on deep cantilevers. The roofs take planting and photovoltaic panels. The part being marketed comprises six buildings and 312 units for sale: 75 T3 and T4 apartments across blocks A, B, C and D, 18 apartments in the serviced-apartment building (bldg. E), 44 ground-floor shops, and 175 units in the 5-star hotel, housed in a 20-storey tower rising to 83 m above its panoramic restaurant and its office floors (bldg. H). Add to that a 400-seat multipurpose hall and 3,375 m² of green space — 25% of the site. The complex is fitted with a backup power supply. Building S, the future SONATUR head office, is not marketed.

  • Where is ZAFARA PLAZZA?

    In Ouaga 2000, Ouagadougou, opposite the National Heroes Monument. Ouaga 2000 is the administrative and diplomatic district of the capital: ministries, embassies, corporate head offices. At street level, the shops follow one another from one end of the complex to the other, between the pavement palms and the terraces. The two entrances are told apart at a glance: the hotel one, where a golden fan-shaped sculpture marks the drop-off on the artist impressions; the residential one, whose porch is worked in geometric relief. Building S, recognisable by its vertical bays of pale stone and its wide roof overhang, will house the head office of SONATUR, the project partner.

  • Is the complex already built?

    No. Construction is under way and the property is sold off-plan today, under the VEFA framework. In practice: you reserve before completion, your payments follow actual construction progress, and the contract sets out every stage through to handover. Project images are artist impressions; the specification delivered is set out in the descriptive schedule. At the sales office you go through the drawings and the schedule, property by property. This is also when the choice is widest: you pick your building, your floor and your aspect. An advisor follows you from the first appointment to delivery, whether you are in Ouagadougou or abroad.

  • How does the 10% net yield per year, guaranteed for 10 years, work?

    You buy a unit in the serviced-apartment building (bldg. E) or in the 5-star hotel (bldg. H) and entrust its operation to ZAFARA PLAZZA SA under a management mandate. The operator markets the unit, welcomes guests, maintains the property, and pays you 10% net a year for 10 years. Building E and building H follow the same rule. The rate, its duration, its scope and the payment schedule are written into your contract in black and white, and your advisor goes through it with you before signature.
