ZAFARA PLAZZA is under construction in Ouaga 2000, opposite the National Heroes Monument. The plot is bordered by four paved roads: four of its five sides open directly onto a road.

312 properties are for sale, across six buildings: 75 apartments, 18 serviced apartments, 175 hotel rooms and suites, and 44 shops. In all, 48,000 m² of construction.

The tower has 20 floors: offices, a panoramic restaurant and the 5-star hotel. SONATUR is also building its own head office in the complex; that building is not for sale.

You buy off plan under a VEFA contract (vente en l’état futur d’achèvement). The contract sets the price, the plans and the delivery date, and you pay as construction progresses. Whatever you buy, you own it outright: the land title and the title deed are in your name. You can sell, pass on to your children, or pledge as security with your bank.

The 75 apartments are delivered finished and equipped: kitchen and appliances included, air conditioning in every room, fibre optics. The complex has its own backup power supply. Live there, let it yourself, or let us rent it out for you.

The hotel rooms and apartments pay 10% net per year, guaranteed for ten years. ZAFARA PLAZZA SA manages everything for you: that is the management mandate, written into the contract. For a shop, three uses: run your business there, let us rent it out, or find your own tenant.

Choose what you buy

Three property types, one and the same ownership: in all three cases, the land title and the title deed are in your name. You can sell, pass down, or pledge as security. The only difference: who runs the property day to day.

Axis 01: Hotel unit (bldgs. E and H)

You own a share of a working 5-star hotel

Building H: 175 rooms and suites, from the 8th to the 20th floor of the tower. Below them: a panoramic restaurant, offices and a conference centre. You enter through a large marble-and-stone lobby
Building E: 18 apartments with hotel services (housekeeping, 24/7 security, room service). On its roof, on the 7th floor, the hotel pool
Your income: 10% net per year, guaranteed for ten years, on the properties in buildings E and H. ZAFARA PLAZZA SA runs the hotel and pays you that income; there is nothing for you to manage. Delivery: 36 months after signature

Axis 02: Residential unit (bldgs. A to D)

An apartment of 114 to 214 m², delivered finished and equipped

75 T3 and T4 apartments (T3: a living room and two bedrooms; T4: a living room and three bedrooms), on floors 1 to 6. Delivered finished: wood flooring, large windows onto the balcony, a fitted kitchen open to the living room. Oven and dishwasher included

A ground-floor shop, your customers upstairs

44 ground-floor shops: 34 under buildings A to D, 10 under building E. They line the street, in the shade of a continuous canopy, between palm trees and café terraces

The 10% net annual yield runs for ten years, and only on the hotel properties in buildings E and H, managed by ZAFARA PLAZZA SA. In all three cases, you buy outright ownership: land title and title deed in your name. Project images are artist impressions; what will be delivered is set out in the descriptive schedule, the official list of specifications. Full terms are in the contract, provided at your appointment. Delivery times run from signature: 12 months for buildings A to D, 36 months for E and H. Prices are shared at your appointment.

On the hotel properties in buildings E and H, ZAFARA PLAZZA SA runs the operation and pays you 10% net per year, guaranteed for ten years. The complex lives on four activities (homes, offices, shops, a hotel): if one slows down, the others keep going.

A land title, and SONATUR for a neighbour

Your purchase ends with a land title and a title deed in your name: you let, sell or pass the property on freely. The project is led by the Reliance West Africa group with SONATUR, the national land development company. And SONATUR is building its own head office in the complex: the State is moving in too.

The roofs are planted too, and carry photovoltaic panels

3,375 m² of gardens, a quarter of the plot. On the roofs: solar panels and greenery. In front of the apartment windows, fixed wooden slats filter the afternoon sun. Once the complex is delivered, you have shade right downstairs.

The site is there to see, and you pay at its pace

The site can be visited: come and see the progress, and come back at every stage. Your payments follow that progress: that is the principle of the VEFA off-plan sale. One contract, one contact, and delivery times that run from signature: 12 months for the apartments, 36 months for the hotel properties.

What is ZAFARA PLAZZA?

A complex of 48,000 m² built, on a 13,498 m² plot, under construction in Ouaga 2000. It faces the National Heroes Monument, and four paved roads border it: four of its five sides open directly onto a road. The roofs take planting and solar panels.
312 properties are for sale, in six buildings: 75 T3 and T4 apartments (blocks A to D), 18 apartments in the serviced-apartment building (building E), 44 ground-floor shops, and 175 rooms and suites in the 5-star hotel, in the 20-storey tower (building H). Add a 400-seat hall and 3,375 m² of gardens, a quarter of the plot. The complex has its own backup power supply. Building S, the future SONATUR head office, is not for sale.
Where is ZAFARA PLAZZA?

In Ouaga 2000, Ouagadougou, opposite the National Heroes Monument. Ouaga 2000 is the administrative and diplomatic district of the capital: ministries, embassies, corporate head offices. At street level, the shops follow one another from one end of the complex to the other, between the pavement palms and the terraces.
The hotel and the residences each have their own entrance. Building S will house the head office of SONATUR, the project partner.
Is the complex already built?

No. Construction is under way and the property is sold off plan, under a VEFA contract (vente en l’état futur d’achèvement). In practice: you reserve before the works are finished, your payments follow actual progress, and the contract sets out every stage through to handover. Project images are artist impressions; what is delivered is set out in the descriptive schedule, the official list of specifications. At your appointment you go through the drawings and the schedule, property by property. This is also when the choice is widest: you pick your building, your floor and your aspect. An advisor follows you from the first appointment to delivery, whether you are in Ouagadougou or abroad.
How does the 10% net yield per year, guaranteed for 10 years, work?

You buy a property in the serviced-apartment building (building E) or in the 5-star hotel (building H), and entrust its operation to ZAFARA PLAZZA SA under a management mandate. The operator lets the property, welcomes guests, maintains it, and pays you 10% net a year for 10 years. Buildings E and H follow the same rule. The rate, its duration, its scope and the payment schedule are written into your contract in black and white, and your advisor reads it with you before signature.
