Building H
Building H rises 20 storeys, 83 metres. The hotel lobby sits on the ground floor. Floors 1 to 3 hold the conference centre and the gym, along with the laundry, the storeroom and the administration. Floors 4 to 6 are the offices. Floor 7 is the panoramic restaurant. Then, from floor 8 to floor 20, the hotel and its 175 rooms and suites.
The office floors can be split or combined as your headcount changes: ten people today, a regional head office in three years, at the same address.
From the street, the tower stands out from far off by its white blocks set out of line, facing the National Heroes Monument, between the roundabout and the Palais des Sports de Ouaga 2000. Your visitors find it without calling you back.
Your visitors arrive through a lobby in marble and stone, under full-height glazing: it is the first image your company gives. On your floor: air conditioning, fibre optics, access control, daylight throughout.
The complex has its own backup power supply: when the grid goes down, your working day carries on. The water holds the same pressure on every floor. Sold off plan, on a Vente en l’État Futur d’Achèvement (VEFA) contract; delivered 36 months after signature. Floors can be reserved now.
The 5-star hotel
The hotel occupies the top of the tower, from floor 8 to floor 20: 175 rooms and suites (standard rooms, junior suites and one presidential suite), directly above the panoramic restaurant on floor 7.
Your client flies in from Abidjan or Lagos: they sleep on site, take the lift, and you receive them in the boardroom with no traffic in between. The hotel pool is on the roof of Building E, the aparthotel.
These properties are for sale too. In Building H, a room or a suite in the 5-star hotel; in Building E, one of the 18 T3 and T4 apartments of the aparthotel, with the same services: 24/7 security staff, concierge, room service.
ZAFARA PLAZZA SA runs it for you: that is the management mandate. Reception, housekeeping, upkeep and occupancy are its business. The hospitality properties in Buildings E and H pay 10% net per year, guaranteed for ten years: it is all written into the contract.
The property stays entirely yours: land title and title deed in your name. You can pass it on, resell it, pledge it as security. You entrust us with the operation, never with the ownership. Delivered 36 months after signature.
SONATUR head office
SONATUR is building its head office inside ZAFARA PLAZZA: Building S, 6,100 m² of offices over seven upper floors. That building goes to the institution; the sale covers the 312 properties in the other buildings.
SONATUR is also a partner in the project, alongside the Reliance West Africa group. For a company director, that reads simply: the land title is clean, and the build is carried with a public institution. The documents (land title, title deed, payment schedule) can be examined before you commit, from Ouagadougou as easily as from Paris or Houston.
The multipurpose hall
Annual general meeting, product launch, company convention: the 400-seat hall hosts your events without anyone leaving the complex. The conference centre takes the breakout sessions, the panoramic restaurant handles lunch, the hotel puts up whoever came from far away. And during the breaks, the 44 shops and the terraces are downstairs. It all happens on site, from the car park to the end of the day.
Why ZAFARA PLAZZA
Facing the National Heroes Monument, in Ouaga 2000: ministries, embassies and head offices for neighbours. Four paved roads run along the plot, and the complex is picked out from the roundabout by its white blocks set out of line.

A working day stops fast when the power stops. Here, the complex has its own backup supply. Add to that fibre optics and treated water, at the same pressure on every floor. On the security side: 24/7 video surveillance, security staff and a concierge on site. On the roofs, planting and solar panels.
