The Project
An urban oasis in the heart of the capital
The vision of a Burkina Faso that builds big, sustainable and beautiful.
The vision
Live, work and dream in one place
ZAFARA PLAZZA is not just another building: it is a piece of city designed as a complete ecosystem. On a 13,498 m² plot facing the National Heroes Monument, the complex layers uses — living, working, trading, gathering, relaxing — to create an urban intensity never seen before in Ouagadougou.
As the country’s first international-standard mixed-use complex, it embodies the project’s philosophy: a capital of dreams, in tribute to nature. The architecture converses with the gardens, rooftops are planted or fitted with solar panels, and every indoor path leads to light.
Etymology
Three roots, one promise
The name ZAFARA PLAZZA weaves three legacies together:
Zafar
Arabic
Victory — an ambition carried through to the end.
Fara / Farè
Dioula · Wolof
Strength — of stone, foundations and bonds.
Plazza
international
Modernity — the open square where the world meets.
A manifesto of a name: the solid victory of a modern Africa, open to the world.
The concept
Four founding pillars
The urban oasis is not a metaphor: it is a set of commitments.
Nature first
3,375 m² of green spaces — 25% of the site — across gardens, planted patios and green rooftops.
Powered by the sun
Rooftop photovoltaic panels supply the common areas: the Sahelian sun becomes an everyday ally.
Mixed uses
Residences, offices, hotel, retail, culture: the complete city, walkable from morning to night.
International standard
Design, materials and services on par with major world cities — a first for Ouagadougou.
Location
Ouaga 2000, the address of great ambitions
The Ouaga 2000 district gathers the presidency, ministries, embassies, bank headquarters and grand hotels: it is Burkina Faso’s institutional and economic showcase.
ZAFARA PLAZZA rises opposite the National Heroes Monument, on one of the capital’s most emblematic avenues — an instantly recognisable address, minutes from Donsin International Airport and the city centre.
