The vision
On a 13,498 m² plot, ZAFARA PLAZZA builds 48,000 m². The plot has five sides; four of them each run along a paved road. The complex faces the National Heroes Monument, between the roundabout and the Palais des Sports de Ouaga 2000.
The buildings are white, in blocks set out of line: each floor steps out a little over the one below. Long balconies run the full width of the façade. In front of the apartment windows, fixed timber slats filter the sun.
On the roofs, gardens and solar panels. At street level, shops all along the road, under a continuous canopy, between the palm trees and the café terraces.
Six buildings are for sale, around the SONATUR head office (building S, which is not for sale). A, B, C and D carry 75 apartments, from the first floor to the sixth. Building E, the serviced-apartment block, holds 18 more; the hotel pool sits on its roof.
Building H is the tower: a conference centre, offices, a panoramic restaurant on the seventh floor, then 175 hotel rooms and suites from the eighth floor to the twentieth, 83 metres above Ouaga 2000. On the ground floor, 44 shops. The complex is under construction and sells off plan, on a Vente en l’État Futur d’Achèvement (VEFA) contract.
Those 312 properties are of three types. In all three you are the full owner: land title and title deed in your name. You can resell, pass on, or pledge as security. What differs is who runs the property day to day.
Residential: the T3 and T4 apartments in buildings A to D, from 114 to 214 m² (T3: a living room and two bedrooms; T4: a living room and three bedrooms). Delivered finished: wood flooring, a fitted kitchen open to the living room, large glazed doors. Long balconies, secure parking, open-ground gardens. Live in it, rent it out yourself, or we rent it for you.
Hospitality: the 18 serviced apartments (building E) and the 175 hotel rooms and suites (building H). ZAFARA PLAZZA SA runs the hotel and pays you 10% net per year, guaranteed for ten years: that is the management mandate, written into the contract.
Commercial: the 44 ground-floor shops. Past their doors walk the hotel guests, the office staff, the residents of the 75 apartments and the audience of the 400-seat hall. Three uses: your own business, our rental management, or your tenant. Delivery times run from signature: 12 months for the apartments, 36 months for the hospitality properties. Prices are given at your appointment.

The name comes first from our own languages, then from further afield. Each root says something about the project.

The concept
Square metres, trees and networks: here is what the site will hold when the complex opens.
3,375 m² of green space, a quarter of the plot: gardens, planted patios and green roofs. In the garden, a pool ringed with palm trees, sun loungers and white parasols: it is reserved for residents, closed to the public. Shade and quiet right outside your door.
Solar panels cover part of the roofs. The complex has its own backup power supply; treated water and fibre serve all of it: homes, offices, hotel and shops.
On a single plot: homes, a hotel, offices, 44 shops, a conference centre, a panoramic restaurant and a 400-seat hall. It all connects on foot, past the ground-floor shops.
Lobbies in marble and stone, under full-height glazing. The hotel and the residences each have their own entrance. And at the top of the 20-storey tower, a 5-star hotel with 175 rooms and suites: standard rooms, junior suites and one presidential suite.
Location
Ouaga 2000 is home to the presidency, the ministries, the embassies, the bank headquarters and the leading hotels. It is where the country’s business gets done.
ZAFARA PLAZZA is going up directly opposite the National Heroes Monument, between the roundabout and the Palais des Sports de Ouaga 2000, minutes from the city centre and Donsin International Airport. Four paved roads run along the plot: you can reach it from every side. When the complex opens, your visitors park on site: 324 spaces, around 270 of them on top of those for the SONATUR head office. The National Urban Land Development Company is the Burkinabè State’s operator for urban development. It backs the project and is building its head office inside the complex: building S, 6,100 m² of offices over seven floors, which is not for sale. The State is settling on the site: SONATUR will be your neighbour.
