The 44 shops
Your customers live, work and sleep on site
The ground floor of ZAFARA PLAZZA will be given over to shops along its whole length, under a canopy that runs from one entrance to the next. In front of the canopy: the palms aligned along the street, and the café terraces in their shade. Behind it: 44 shops, 34 under buildings A to D and 10 under building E. Above, the rest of the complex — 75 T3 and T4 apartments of 114 to 214 m², 18 apart-hotel apartments, the 6,100 m² of the SONATUR headquarters, a hotel of 175 rooms and suites rising to the twentieth floor, a 400-seat multipurpose hall. Residents come down in the morning. The offices have lunch at midday. The hotel holds the evenings. On event days the hall brings 400 more people in. This custom is not something to wait for from a district that may fill up one day: it sleeps, works and comes home above your shopfront.
A shop here is first of all an address. The complex forms an L at the corner of two avenues and faces the domed monument that closes the roundabout, in Ouaga 2000, among the ministries, the embassies and the corporate headquarters. Three uses are open to you: run your own business there — fashion, food, hair salon, cosmetics, services; hand the letting over to us; or find your tenant and manage the unit yourself. In all three cases you are the full owner: land title and title deed in your name, property you pass on, resell or pledge as security. The walls are yours. Only the way they are run changes.

Cafés & terraces
Seven in the morning: residents come down and the aligned palms already put shade on the tables. Ten o'clock: under the canopy, the terraces take the business meetings.
Restaurants
Midday: the 6,100 m² of the SONATUR headquarters come down for lunch. In the evening the hotel guests settle in. Nobody gets back in the car.

Fashion, cosmetics, hair, pharmacy, banking, wellness: 44 shopfronts in a line under the same canopy, at the foot of 75 apartments and 175 rooms and suites.

Seminars, exhibitions, receptions: on the days the 400-seat hall is running, the terraces never empty.
Green spaces
Two pools, each in its own place, and a quarter of the site in gardens
3,375 m² of green space on a 13,498 m² plot, a quarter of the ground for 48,000 m² built: open-ground gardens, lines of palms along the street, inner patios. On the roofs of the blocks the planting picks up again, between the photovoltaic panels. On the residential façades, wooden brise-soleil filter the afternoon sun.
Two pools, and two different registers. The garden one is private: reserved for residents, closed to the public. It is edged with palms, sun loungers and white shade canopies opening like corollas. The second is on the roof: an oval infinity pool, cantilevered out on the seventh floor of building E, which belongs to the hotel operation. In Ouagadougou, shade decides everything: people stop where it is cool and move on where it is hot. Here it is drawn in from the plan — the running canopy on the ground floor, the lines of palms, the shade canopies at the water's edge. Once the complex opens, you cross the site on foot without ever looking for somewhere to stand.
